If you are interested in renting a unit we have available, we have a strict policy with regards to our application process.
- Unless there are circumstances beyond your control, we do not rent units sight unseen. Exceptions to this rule are:
- Out of province rentals.
- Rentals where another person views the unit for the renter, and provides proof of interest from renter.
- An application will be provided to perspective renters, which have to be completed in full in order to process the application.
- We require a Security/Damage Deposit of 1/2 a months rent before processing any application submitted.
- Applications are processed as they are received. If you intend to submit an application, please do so as soon as possible, as we will continue to show the
unit and accept other applications.
- When processing an application, we do a Credit Check using one of the leading Credit Bureaus in Canada on any adults (19 or older), and require the Date Of
Birth of all occupants.
- If you have any credit issues, please note on the back of your application before turning it in for processing.
- A previous Land Lord is required to be listed (if any) on the application to verify:
- Proper notice to vacate.
- Rent has been paid up to date, and on time during the rental term.
- Complaints or problems during tenancy.
- An employment reference is required. We look at the income amount to ensure you would be able to afford paying rent on the unit, along with daily living
expenses. We use the employment reference to:
- Verify the income amount listed on the application.
- Check on work habits.
- We will ask employer if the work is full time and permanent.
- Parking is available at all properties, but may not be included with your rental amount. In some circumstances, parking spaces are limited, and tenants are
placed on a waiting list for parking.
- Applications for rental must be signed and dated before they are processed.
- If you have given an application and deposit for processing, the normal time frame until you get an answer regarding acceptance is two days. If you are
accepted for the unit, then for some reason decide against it, you forfeit the deposit as liquidated damages and not as a penalty.

reason to the person or persons submitting the application.
